What is the “No Surprises Guarantee”?
This is a customer service communication tool that we developed to establish and maintain continuity in how we manage our projects. It is a system with checks and balances throughout every step of the construction process. As well, it provides you with regular updates during the construction process. Must we use Bellamy Homes to both design and build our home?
No. You can use any qualified Residential Home designer or Architect. We will of course require multiple copies of a full set of construction drawings. It would also be best if we could consult with whomever you choose to design the home. Using another Home Designer or Architect, does not replace the requirement for a detailed site inspection and site plans. [Services]

How long does it take to build a new home?
Typically, the full construction cycle ranges from 6 to 8 months. This will of course vary with the details of the site, the size and complexity of the home, and to some degree upon the finishing details that you choose, and on the time of year.

We are on a tight budget. Can you guarantee we won’t go over it?
No, no one can. But we can guarantee that you will always know if, and by how much you are exceeding your budget. You will always be in control.
When we put together a budget for the construction of your home, some of the numbers are derived from fixed, historical or scientific data and other numbers can only be estimated.
The comfort we can promise you: you will always know if, when, and by how much you are varying from the initial Estimated Budget.
You remain in control by approving, in writing, all substantial changes that affect cost (Change Orders). You will also receive monthly budget updates and reminder notifications of draws or other payments as they approach.
